Carolina Isles is conveniently located on the north end of Hilton Head Island close to Skull Creek Marina, Hilton Head Island schools, churches, Main Street shops and restaurants.

Is the community gated?
Yes this is a small private gated community.


How far is the beach from Carolina Isles?

You are never very far from water at Carolina Isles. There are wide sandy beaches with plenty of parking, restrooms and showers within 5 miles of Carolina Isles. There are 3 boat ramps close by. Palmetto Bay Marina is approx. 3 miles, Skull Creek Marina is approx 2 miles and Pinckney Island boat ramp is approx 2 miles. Whether you are looking to build sandcastles on the beach, jet-ski, fish, shrimp or sail, living on the island has its advantages!

What amenities are available?
Carolina Isles has a special arrangement with one of the Island's premier golf clubs. The Country Club of Hilton Head offers discounted membership packages for Carolina Isles Residents. The standard social membership initiation is $2,500, however as a resident of Carolina Isles you only pay a $500 initiation fee. There are a lot of advantages to joining the Country Club located only minutes away near Skull Creek Marina. Enjoy the outdoor pool or the indoor pool year round. There is a fitness center, tennis courts and social events for the whole family. Whether dining at the Country Club for a casual lunch or an intimate dinner, you will savor the breathtaking views of the sprawling greens and moss draped live oaks and giant magnolia trees. What are the taxes?
Using a purchase price of $250,000 as an example, residents presently will pay around $1,225 per year as a full-time resident. Out of state residents pay $2,550- $3000 per year. These tax rates are based on present tax rates and millage rates which are subject to change.
What is the cost of insurance?

Using as an example, a home that is valued at $250,000, the homeowners insurance will be approximately $1,350 per year and flood insurance will be an additional $450 per year. This is a very low premium for an island location. Because Carolina Isles is out of the hurricane zone, residents enjoy rates that are $3,000 less than most island residents who are considered in a hurricane zone and are required to carry more expense wind and hail insurance. All the conveniences of living on an island and the low carrying cost when you live at Carolina Isles.

What are the annual community fees at Carolina Isles (HOA)?
The annual fees are the lowest in the area for a gated community. Only $495 per year.

How far is the hospital?
The hospital is only 2.4 miles away. Hilton Head Regional Medical center is a 93-bed acute care facility providing 24 hour emergency care. There Heart Center includes open heart surgery. Can I have a pool in my backyard?
Presently we have 3 home sites available that would allow for a pool to be added. Most of our home sites are patio home sites. Given the sub-tropical climate of the island, keeping up a large yard can be very time consuming and lots of work. Our home sites have nicely landscaped front yards with a full irrigation system. The smaller yards either back up to woods or a large lagoon with a walking trail and fountain. We have landscape maintenance packages available for $65-$80 per month.

Why build new?
These award winning floor plans offer large walk-in closets and spacious living areas, ideal for entertaining. Many older homes have small closets, small bedrooms, out dated bathrooms, no garage and floor plans that have become functionally obsolete over the years. Old oak cabinets, outdated wallpaper, ugly countertops, old carpet and outdated appliances can make for an expensive remodeling job. Often times even after remodeling, the layout still has wasted space. Our homes at Carolina Isles incorporate the latest in maintenance free exterior finishes, large livable spaces, state of the art appliances, beautiful furniture quality finish cabinetry, 9' ceilings, all master bedrooms are on the ground floor, 2 car garage with remotes, and as a small gated community, provides lots of privacy.

What is required to get started?
We have 2 easy purchase programs available. Both programs require a $20,000 deposit with a written builder agreement signed by both the purchaser and the builder (H2 Builders). One plan allows you to build now, and our second plan allows you to take up to a year to build.

How long does it take to build?
The building process is easy. It takes 4 months to build your beautiful new home. Once the paperwork and deposit are in place you will make your design selections. There are many wonderful cabinet finishes, flooring, countertop materials, paint colors etc. to choose. The helpful staff at Carolina Isles will be with you to help you through each step of the design and construction process. Another important task will also be the securing of financing for your new home. A construction loan, or other financial arrangements will need to be made with a lender of your choice. Your Caroline Isles Sales Representative has a list of local lenders that provide services to help you with financing. In just 4 short months you will be enjoying the island life at Carolina Isles!

How many total lots/ homes are in Carolina Isles?
Carolina Isles is a small community with 80 home sites. Development of Carolina Isles began in 2008 and presently there are 15 homes in Carolina Isles.

How large is the island?
Hilton Head Island is 12 miles long by 5 miles wide.
